The service simplifies a complex process that requires expertise, experience, and collaboration among the investor, the designer, surveyors, and engineering staff.

How does it work?

1. Review and preparation of documentation by a surveyor/geomatics specialist:

  • Precise alignment with the coordinate system and the building's point cloud,
  • Creating and refining the scope of land acquisitions and easements based on land registry data, in close coordination with the Chief Project Engineer (HIP),
  • Revision of the site layout drawing into an SO/PS drawing in accordance with the requirements of SŽ and ŘSD guidelines and the specifics of the internal application,
  • Preparation of additional supporting documents—list of SO/PS, supplementary information for VFZE, source data from the Cadastral Register, incorporation of completed geometric plans,
  • Preparation of input data for the MawisClaim internal application.

    • High-quality preparation of source materials in coordination with the designer is a key factor in the proper completion of the final document. Its importance is crucial, and for this reason, we prioritize providing services by qualified professionals over offering application software.

    2. Generating a land acquisition report using MawisContract:

  • Obtaining up-to-date graphical and descriptive data from the real estate cadastre (including information on owners and other legal relationships),
  • Overlap of land use areas and easements with land registry data,
  • Preparation of graphical and tabular outputs for the land acquisition report in accordance with the data guidelines specified by the investor, as required by regulations SŽ M20/MP013 and ŘSD C3, or in a specific format provided by the client,
  • Creation of the land acquisition report exchange format (VFZE) in the current version 1.2.

    • The process of preparing land-use plans is not a one-time step.

    The construction preparation process is an iterative procedure that responds to changes throughout both the preparation and execution phases, culminating only after the project is completed and approved. Our flexibility allows us to provide turnkey services for various stages of documentation, including the preliminary design (DÚR), detailed design (DSP), construction design (DÚSP), as-built documentation (PDPS), and final handover documentation (ZE) upon project completion.

    Generating the land acquisition report may conclude the process; however, if you are interested, we also offer contract drafting services by an agent, along with negotiations with landowners regarding the contracts, and subsequently their registration in the real estate cadastre:

  • Drafting and negotiating preliminary agreements,
  • Drafting easement agreements and negotiating them,
  • Ad hoc communication with the investor during negotiations,
  • Registration of easements in the real estate cadastre,
  • Progress report (statistics, maps, etc.).
